Per Transaction

  • Review executed Purchase & Sale Agreement
  • Ensure paperwork is fully executed with proper dates and signatures
  • Gather Seller Disclosures, HOA Information & Lead Based Paint documents if necessary
  • Ensure all timelines are being met for a smooth transaction
  • Ensure buyer is provided all copies of reports and state specific forms
  • Upload all disclosures, documents, and reports into the online transaction management system as they are received throughout the transaction process
  • Maintain constant contact with all parties involved for status updates as well as outstanding items
  • Track receipt of earnest money deposit and HOA documents as applicable

  • Schedule all appointments (Home Inspections, Termite, Final Walk Thru, Closing, etc)
  • Prepare request for repairs from Home Inspection report that would require changes to contract

Listing Side - $395

Per Transaction

  • Contact all parties and introduce our role in the transaction as your transaction coordinator
  • Thoroughly review the executed purchase & sale agreement, counter offers, and amendments to ensure that each document is correct with proper dates, initials and signatures
  • Ensure the delivery of all executed documents sent to title company handling the transaction
  • Enter all of the contract, appropriate dates and documents into the transaction management system. We will let everyone know that is involved with the transaction with contact information
  • Provide a full seller disclosure package and deliver to the buyers agent in a timely manner
  • Upload all documents, disclosuress, and reports into the transaction management system as each one is received throughout the process
  • Ensure that the title company has received all documents and reports that are required for a successful closing
  • Track receipt of earnest money and provide copies to all parties
  • Maintain weekly contact or daily if necessary with all parties involved for status updates as well as items needing attention or that are outstanding
